Your Inspection

What to expect from your inspection.

At Good Look Home Inspections, we guarantee to give it a “Good Look”. Our inspections start at your foundation with a FREE AZ WDIIR Termite Inspection. Foundation is also visually inspected for any signs of settling or movement as well as proper grading and drainage.

Roof

After your foundation inspection, we get our boots on the roof. This is where our years of construction experience benefits you the most. With a background in roofing, we get our hands dirty and inspect the vents, flashings, valleys, penetrations, under lament, fasteners, over hangs, and actual roof covering material (tile, rolled , shingle, elastomeric, foam, etc)

Exterior

Once we have had a "Good Look" at the roof structure, we begin your exterior inspection with the plumbing, hose bibs, and static water pressure. We then move on to the eaves, fascia, soffits, windows and frames, doors, and stucco or wood wall cladding. We do not stop there. We also include the immediate perimeter fence or wall and gates, as well as a quick look into the landscape watering system to check for those pesky irrigation leaks.

Electrical

Once the exterior inspection has been completed, we begin a thorough inspection of the electrical system to include appliances, switches, dials, exhaust fans, ceiling fans, lights, and electrical outlets. It all starts at the main electrical panel by removing the dead face cover and visually inspecting the breakers, wiring, connections, inspecting for electrical hazards, and tripping the AFCI breakers to ensure proper function at time of inspection. We also inspect all accessible exterior and interior outlets for proper function, polarity, and electrical safety.

Attic & Insulation

Our many years of roofing experience would be wasted if we did not go in the attic. All accessible areas are inspected for structural defects, we document type and amount of insulation, check for proper attic ventilation, and inspect for wiring safety. In most cases this is where we find and remove the dead face panels off of the heating and cooling system to complete the visual inspection of the mechanical systems.

Interior

After crawling out of the attic and dusting off all that insulation, we conduct the interior inspection of all walls, ceilings, floors, doors, closets, windows, cabinets, counter tops, and vanities.

Plumbing

No home inspection would be complete without running the water for a minimum of 15 minutes at all showers, sinks, and fixtures as well as flushing the toilets. Running water is how you make leaks, and your FREE Infrared Thermal Inspection is how we find those leaks.
